About Silent Waters

Silent Waters is one of the most glamorous private homes in the Caribbean. It is distinguished by world-class architecture and design, breathtaking location, and exquisite accommodations and service.

In Great River Private gated community

The excellent staff includes the head chef, butler, housekeepers, night watchman, maintenance supervisor, gardeners and property manager ... 14 in all.

Located on one of the highest mountaintops overlooking Montego Bay and the Caribbean Sea, the site consists of 18 acres. Twelve buildings, helicopter pad and tennis court occupy four acres. Five villa suites accommodate as many as 18 guests. Addition of the owner’s private villa enables 20 guests.

The paved entrance road is elegantly landscaped with stately Royal Palms. Black and gold wrought iron gates from Thailand mark the entrance to the property. Hand-carved teak doors from Bali lead to multiple interior areas in textures of Travertine marble, Brazilian granite, cedar and teak. Colorful gardens are accented with ancient carved Balinese, Burmese, Thai and Chinese statuary. Serene lily ponds and turquoise pools separate various living spaces within the compound. There is no road access to the densely-wooded property above Silent Waters. Privacy is assured. Sophisticated electronic security and video monitors ensure that only invited parties may enter the compound.

The hub of the compound is the 900-square-foot Main Pavilion. A few steps across the terrace are the breakfast gazebo, dining room and open-air bar with television, DVD and cushioned seating for 20. An 80’ reflection pool wraps around the al fresco breakfast gazebo and dining pavilion. A garden path leads up the mountain to the very private owner’s villa which accommodates two more guests. Maximum occupancy at Silent Waters including the owner’s villa is 20 guests.

MAIN PAVILION

100 feet of sliding glass doors disappear into pocket walls to open the central Pavilion to a breathtaking panorama of sea, sky and mountains. The Pavilion opens to a marble terrace, infinity-edge swimming pool and sunning area overlooking the Caribbean Sea and Montego Bay.

A pair of 17th Century Buddhist temple attendant statues stand guard over the Main Pavilion to ensure guests’ peace and serenity ... as well as an 18th Century Burmese Bible Chest and Buddhist monastery bell. The Pavilion also includes a DVD, 42 inch Sony Plasma television, home theater and 200-disk programmable surround sound music system with iPOD docking station.

A special feature here is the Yamaha Disklavier DC2 II XG 5’8” baby grand piano of highly-polished dark walnut. The Mark II XG series system utilizes standard MIDI files on floppy disk or CD ROM. Worldwide this is the most acclaimed player piano ... the same system composers and recording artists use to write and record. Recording and composing software are available in the adjacent computer. A Windows XP computer and wireless Internet is available to guests.

DINING AND ENTERTAINING

The Head Chef is one of Silent Waters’ greatest prizes. From his state-of-the-art commercial kitchen and grill, he creates a repertoire of artistically presented Continental, Nouveau and Caribbean cuisine. The primary dining area can be glass enclosed or open. Reached by stone stepping pods, the dining pavilion is located in a wrap-around reflecting pool and has a 330-degree view of Montego Bay and the sea as well as the beautiful grounds. The dining table is a rare rainbow-colored 15-foot slab of Brazilian granite. Seated dinners here can accommodate 14 guests. For more casual dining, the Gazebo (also in the reflecting pool) commands a 360-degree view and can accommodate nine guests for seated meals.

A spacious bar and entertainment area around the pool enable hosting of an intimate cocktail party ... seated dinner for 50 guests ... or a gala al fresco cocktail party for 100 guests or more. Event costs vary depending on menu and guest count.

THE VILLA SUITES

Guest rooms consist of 5 individual detached villa suites, each under separate roof, which accommodate a total of 18 guests. Each villa suite includes:

VILLA SUITE 3

  • Single level: Spacious room with kingsize bed and large sitting area with queensize hideaway sofa bed, wet bar (sleeps 2 adults and 2 children)
  • Bathroom: Spacious room with double-basin vanity, glass and marble shower open on 3 sides to mountain and river valley view, double shower heads, European-style sunken bathtub with louvered surround to garden view
  • View: Panoramic 240-degree view of the Great River Valley, pristine forests and Caribbean Sea
  • Two private patios (one with mountain view, one with sea view) and chaises

VILLA SUITE 4

  • Upstairs: Spacious room with kingsize bed and sitting area, TV and stereo (sleeps 2 adults)

FITNESS AND RECREATION

On a high breezy plateau is the excellent private tennis court. It is constructed of DecaTurf, the multi-layer cushioned surface of the US Open, and is lit for night play. The viewing stand has comfortable seating and a granite wet bar and fridge stocked with cold drinks. Guests are invited to use the Playmate Ace Plus Pro with Direction Ball Machine and Playmate Alumalift Pro Ball Serving Machine. (From this spot, steps lead to the Silent Waters lighted helicopter pad on the property’s highest elevation.)

Complimentary equipment includes:

  • computerized treadmill, computerized bicycle and rowing machine located on the poolside terrace 
    (with sound system and sea view for inspiration)
  • 7 professional massage tables ~ various technique masseuses and aestheticians for hire one day in advance. Yoga classes available with one or two days advance notice

HELIPORT

Capable of accepting 8-seat Jet Ranger, located at the highest point overlooking the property for those wishing to arrive/depart via helicopter, or to be picked up for breathtaking air tours of Jamaica. Multi-directional take-off and landing is available. The heliport is equipped with lighted windsock and lights for night landings.

ELECTRICITY

110 volt, 50 cycles (converters not needed for US-made appliances)

WATER AND SANITATION

All drinking and bathing water is treated with an activated carbon filtration system:
25-micron filter, then 5-micron filter, finally an ultra-violet treatment to ensure the highest level of purity and sanitation.

LAUNDRY FACILITIES

A commercial laundry capable of handling most laundry tasks is on site. No dry cleaning facilities are on the property, nor are adequate dry cleaning facilities in Montego Bay.

NOTES & POLICIES

  1. Owner’s Villa is available for an additional $5,500 per week year-round. 
    Minimum rental of  4-Suites is required for rental of the Owner's Villa.

  2. Guests occupying lower level suites share a detached bath with upper level suite guests.

  3. Rates are subject to change without notice.

  4. All rates quoted are including 10% GCT (Jamaican Government Consumption Tax).

GRATUITIES 
10% of rental in High Season; 15% of rental rate in Low Season.

SPECIAL EVENTS: 
One-day special events, such as weddings, with no villa rental are welcomed at Silent Waters Villa when dates are available, but are limited to Saturday or Sunday.  All special events are subject to a $3,000 location fee.  This fee is waived for guests satisfying a minimum rental requirement (please inquire).  A set-up fee of $12 per person ($600 minimum) for the use of linens, tables, chairs and serving stations will apply.

FOOD AND BEVERAGE: 
Guests may choose the grocery option or our prepaid gourmet meal plan. If choosing the grocery option, plan to pay for groceries locally in cash or by Visa or MasterCard where accepted by vendors. A typical grocery budget is about $70 per adult per day and young children about $30 per child per day depending upon the type of menus selected. Shrimp, lobster and imported meats or large quantities of other food items will increase the budget. With our prepaid gourmet meal plan our chef will prepare breakfast, lunch, pre-dinner hors d’oeuvres and dinner based on our elegant gourmet menus. Cost is $90 per adult per day and children aged 3 to 12 is $45 per child per day (under age 3 is complimentary). In lieu of lunch at the villa, boxed lunches can be provided for day trips. With either option we will work with you to determine the types of delicious meals you would like during your stay, as well as discuss any allergies and/or special dietary needs. Please note that wine, liquor, soft drinks, bottled water, and fresh fruit used at the bar are purchased and billed separately. Additional charges apply for cocktail parties and other guest-hosted events.

RESERVATION POLICY
Published rates are for 7 nights. High Season requires a 5-night minimum rate in 3 bedrooms (excluding Owner’s Villa and holiday weeks) with arrivals and departures on Saturday or Sunday. Low Season requires a 3-night minimum rate in 3 bedrooms (excluding Owner’s Villa and holiday weeks) with arrivals and departures on Saturday or Sunday.

A reservation deposit of 25% of the rental rate is required within 3 business days upon confirmation of a booking, with he balance due 60 days prior to arrival date. If arrival date is less than 60 days for initial booking date, payment in full is required at time of booking confirmation. Bookings during the Christmas/New Year Holiday Season require a reservation deposit of 50% of the rental rate within 3 business days upon confirmation of a booking, with the balance due 90 days prior to arrival date. A damage deposit of US$2,000 is required for all bookings payable at time of final rental deposit. The damage deposit will be refunded promptly after departure assuming that no damage is sustained during the guests stay. All payments must be made by wire transfer, Visa, MasterCard or American Express. Silent Waters Villa reserves the right to cancel any reservation without refunds if final payment is not received by the due date, unless alternate arrangements have been made in advance. Check-in time is 2:00 PM and checkout time is 11:00 am. If the property is not reserved by other guests on the arrival date and/or departure date; an earlier check-in and/or later checkout time on the same date can be arranged without additional charge to the guest.

CREDIT CARD POLICY
Owner accepts Visa, MasterCard and American Express in lieu of wire transfer for the initial deposit up to a maximum of $5,000 without a surcharge. For any charges above the $5,000 for the initial deposit and final deposit payments in total, the Owners will accept Visa, MasterCard and American Express with an additional 3% administrative fee.

CANCELLATION POLICY 
Cancellation more than 60 days* prior to scheduled arrival date bears a 20% cancellation fee of full rental cost.  Cancellation less than 60 days* prior to scheduled arrival date will result in forfeiture of all rental funds paid (excluding prepaid meal plan costs if any).  *(90 days during the Christmas / New Year holiday weeks)  Only under the following circumstances will a refund be made less than 60 days prior to stay:

1) Villa unfit for habitation due to natural calamity.
2) Villa rebooked by another party for the canceled dates. If only a portion of the canceled dates is rebooked, a pro-rata refund applies. Any rental payments that qualify for a refund, whether in whole
or pro-rata, will be subject to deduction of a 20% administrative fee.

DESTINY VILLA
Immediately downhill and within our first set of electronic gates is our glamorous sister villa, Destiny, a luxurious 4-bedroom home with two private pools, which can be rented with Silent Waters.

  • Hello,Greetings from Canada! Although it has been one month since we were at Silent Waters it is still so fresh in our minds. I must apologize that I didn't leave my comment card behind but it was the last thing on my mind ........... I guess that is what happens when you feel you are leaving great friends behind. What a remarkable piece of heaven! Silent Waters is a piece of serenity hidden away on a mountain top. The Garden of Eden encircled us which ever way we turned a picture perfect setting from the gardens to the pools, the rooms and the main pavilion. Always immaculately maintained, we couldn't understand how this could be done as we never saw a soul working on it. The furnishings and decor take you to another place and time .......... a vacation to Jamaica and Bali all in 10 days. I fell in love with the paintings, you can feel the Indonesians souls as you look into each portrait.

    A funny thing was said one night at the dining table when some additional guests arrived "Wow that's pretty neat how they have the frog and cricket sounds piped in at night." We all roared with laughter as we told them that it was not music! As I said not a thing was over looked in this Heaven on Earth. Our group of 11 stayed there from April 18th to 25th, 2005 a time in our hearts and minds that went much too quickly. I spend months preparing for this holiday as my husband and I were married there. The rest of your staff also upheld all their responsibilities. Ossie kept our glasses full with a smile, our bellies stuffed and even provided us with all Jamaican information we needed. He went above and beyond for us and most of all we never had to ask! Nelson our driver was available at all times for him it was "no problem mon". We always felt safe as a group driving with him, we knew he would pick us up when promised. He was always kind and courteous. The housekeeping staff, Liz, Raquel and Rose Ann were always on top of things. We felt comfortable leaving our belongings out in our rooms, money, jewellery, never a question that they would be there upon our return. The rooms were as tidy each day as they were on arrival day. The girls were extremely pleasant while serving breakfast always very well dressed and maintained. They were a pleasure to visit with and share a laugh too! Betty and Paul, we didn't get to see much of them as they work more behind the scenes but what a treat to have someone do your laundry! Truly an excellent touch. Paul fixed us up with a fresh coconut one day we didn't even have to leave the villa. Chef Harry and his assistant, extraordinary meals. Each one was better than the next, done to perfection. I don't know if it was a healthy thing to have him cooking I could not stop eating. Please for my next visit, remove the scale from my room! Ha ha ha. Harry went above and beyond the expected, the meals were fabulous, breakfast, lunch and dinner it kept on coming and appetizers too! Fabulous, Fabulous! And last but not least John our night man, we would look for him at night, he has a terrific personality, we felt safe and relaxed in the evenings he even joined in the fun when we asked him to. I cannot convey the wonderful staff you have working for you, if you have traveled much (I know you have) one staff member can turn a vacation bad. I want you to know that you have absolutely no worries about this wonderful group of people. I must apologize if I missed someone ? let me tell you I would have remembered had they done something unethical! All were superb. We were married at Silent Waters, April 18th. A day we will not forget because of our wedding and the surreal atmosphere and surroundings around us.

    The band, the flowers, the hairstylist, the photography and the cake not a single flaw............they say something always goes wrong on the wedding day but at not Silent Waters. From all of us that experienced the 10 days in your tropical paradise we cannot thank you enough for creating this ingenious and beautiful holiday vacation. I would be more than happy to offer any references directed my way. I am now considering a career in recommending your Villa as it is all that I seem to talk about!!! We will no doubt be returning in the near future.
